Is Tampines actually up, or is that just bigger flats selling? A town's median resale price moves when the mix of flats sold moves, even when nothing got more expensive. This index holds the mix still — flat type and lease age — so the line only moves when prices genuinely do.

A constant-quality index: within each town, flats are compared only against flats of the same type and lease decade, so the line moves when prices move and stays flat when only the sales mix moves. Base 2022-Q3 = 100, the quarter the 15-month wait-out rule took effect. The default view plots each town against the national index, so zero means tracking the market. Bukit Batok: the median says +29.2% since 2022-Q3, the constant-quality index says +7.3%. The 22.0-point difference is what sold, not what things are worth.
These are modelled figures, not observed prices, and not the official HDB index — HDB publishes one index for the whole island, and this fills the per-town gap. The shaded band is a measurement width, which is a different signal from how many sales sit behind a quarter: a town can be well-sampled and still carry a wide band because its own strata disagree.
