Chuan Park: A $1,203 psf ppr Collective Sale And A $2,598 psf Transacted Median
Nine sections on Chuan Park, with the 2022 collective-sale land rate set against the 36 Singapore-wide government land awards of 2025 and 2026, 896 URA caveats at a $2,598 psf median, 13 unsold homes asking $2,682 to $2,725 psf, 2,079 exact-unit pairs across 13 labelled Kingsford and MCC Land projects, forty comparables within 2 km and the exit audience around Lorong Chuan station. $1,920 psf illustrative breakeven on haio's published cost model, against a $2,598 psf median across 896 URA caveats; the OCR new-sale median without Chuan Park is $2,118.
903 of 916 sold; the 13 left ask $2,682 to $2,725 psf, from $2.022m for a 743 sq ft two-bedroom-plus-study and $3.235m for a 1,206 sq ft three-bedroom, SingMap 27 Sept 2026.

The ring holds 42,632 competing units: 39,180 resale homes clear of seller's stamp duty across 375 projects, 1,417 unsold across 9 launches and 2,035 upcoming. At 2 km it is 12,648, with 18 unsold.
Chuan Park is its own biggest inflow: 733 of its homes clear seller's stamp duty in 2027 on the model's count, then 49, 44 and 73 through 2030. The 2028 bar at 4 km is The Orie's 721.
haio's Take
On the durable side, Lorong Chuan station at 0.20 km, four primary schools inside 1 km and a 2022 land basis 10% below the 2025-2026 government median cannot be copied by the Chuan Grove sites next door.
The developer record is checkable: 2,079 exact-unit pairs across 13 Kingsford and MCC Land projects at 3.0% a year gross, 100 losses. Kingsford's own three completed projects run at 1.9%; this vehicle has no exits.
The premium gives pause: the 13 ask $2,682 to $2,725 psf, 27% over the OCR new-sale median without Chuan Park; floors 1 to 5 caveated at $2,554 (three-bedroom, 95 caveats) and $2,574 (two-bedroom-plus-study, 59) medians.
The lease deserves weight on its own terms: 18 of the 40 comparables are freehold, yet District 19's freehold pairs returned a 1.32% median a year against 3.32% leasehold, so the tenure has not shown up as a return gap.
The number that settles it is the resale floor after Dec 2028: 899 near-identical homes clear seller's stamp duty from 2027 into a 4 km ring already holding 42,632 rivals, read against the $2,598 paid.
