Lentor Gardens Residences previews on 4 July with 499 units, not a single one-bedroom apartment, on the cheapest of the eight government parcels sold since Lentor's first tender in 2021. Those two facts are the whole story. Kingsford paid $920 per square foot per plot ratio for the site, $358 psf ppr less than the parcel awarded eleven months later, then designed every one of its 499 units for people who plan to live in them.
Pricing: developer's indicative ranges by unit type from the 4 July preview (4–15 Jul 2026), not a final per-unit list. Project figures: architect briefing (P&T Consultants for Kingsford, May 2026), to be re-verified against URA records as caveats land. Land/transaction figures: URA GLS records and caveat data, as at 12 June 2026.
