HDB's concessionary loan rate stays at 2.6% from 1 Oct 2026 to 31 Dec 2026. Your CPF Ordinary Account keeps earning 2.5%. Every HDB borrower weighing an early repayment should run the numbers on that 0.1% gap before sending money to HDB.
The rates are frozen at their floors for another quarter
The latest CPF rate review changed nothing on the housing side. Both the OA rate and the retirement-account rates stay at their minimum levels, because the market-linked rates they're pegged to are still below those floors.
| Account or loan | Rate, 1 Oct 2026 to 31 Dec 2026 (per annum) |
|---|---|
| CPF Ordinary Account (OA) | 2.5% |
| Special, MediSave and Retirement Accounts (SMRA) | 4% |
| HDB concessionary loan | 2.6% |
The headline news is on the retirement side. The Government has extended the 4% floor on SMRA money for a full year, to 31 Dec 2027. That extension covers SMRA money only. The OA rate and the HDB loan rate are set for this quarter, not for 2027.
